</em></strong>April Property sales were 26, equal to 26 in April of 2008 and 30.0% higher than the 20 sales last month. April 2009 sales were at their highest level compared to April of 2008 and 2007. April YTD sales of 69 are running -15.9% behind last year&#8217;s year-to-date sales of 82.</p>

</em></strong>The Median Sales Price in April was $206,000, down -0.5% from $207,000 in April of 2008 and down -24.8% from $274,000 last month. The Average Sales Price in April was $242,036, up 5.6% from $229,103 in April of 2008 and down -24.7% from $321,245 last month. April 2009 ASP was at the highest level compared to April of 2008 and 2007.</p>

</em></strong>The Total Inventory of Properties available for sale as of April was 161, up 17.5% from 137 last month and up 8.1% from 149 in April of last year. April 2009 Inventory was at its highest level compared with April of 2008 and 2007. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The April 2009 MSI of 6.2 months was at a mid level compared with April of 2008 and 2007.</p>

</em></strong>The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer&#8217;s market, a downward trend a move towards more of a Seller&#8217;s market. The DOM for April was 73, down -11.0% from 82 days last month and up 12.3% from 65 days in April of last year. The April 2009 DOM was at a mid level compared with April of 2008 and 2007.</p>

March Property sales were 20, down -9.1% from 22 in March of 2008 and 150.0% higher than the 8 sales last month. March 2009 sales were at their lowest level compared to March of 2008 and 2007. March YTD sales of 43 are running -23.2% behind last year&#8217;s year-to-date sales of 56.</p>

</em></strong>The Median Sales Price in March was $274,000, up 23.4% from $222,000 in March of 2008 and up 5.4% from $260,000 last month. The Average Sales Price in March was $321,245, up 26.9% from $253,054 in March of 2008 and up 24.6% from $257,875 last month. March 2009 ASP was at the highest level compared to March of 2008 and 2007.</p>

</em></strong>The Total Inventory of Properties available for sale as of March was 137, down -3.5% from 142 last month and up 7.0% from 128 in March of last year. March 2009 Inventory was at a mid level compared with March of 2008 and 2007. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The March 2009 MSI of 6.9 months was at its highest level compared with March of 2008 and 2007.</p>

An upward trend in DOM tends to indicate a move towards more of a Buyer&#8217;s market, a downward trend a move towards more of a Seller&#8217;s market. The DOM for March was 82, up 12.3% from 73 days last month and down -3.5% from 85 days in March of last year. The March 2009 DOM was at a mid level compared with March of 2008 and 2007.</p>

February 2009 sales were at their lowest level compared to February of 2008 and 2007. February YTD sales of 23 are running -32.4% behind last year&#8217;s year-to-date sales of 34.</p>

The Average Sales Price in February was $257,875, down -2.2% from $263,569 in February of 2008 and down -31.7% from $377,820 last month. February 2009 ASP was at a mid range compared to February of 2008 and 2007.</p>

<p><em><strong>Property Sales</strong><br />
</em>January Property sales were 15, down -6.3% from 16 in January of 2008 and -28.6% lower than the 21 sales last month. January 2009 sales were at a mid level compared to January of 2008 and 2007.  January YTD sales of 15 are running -6.3% behind last year&#8217;s year-to-date sales of 16.</p>

</em>The Median Sales Price in January was $284,000, down -1.4% from $288,000 in January of 2008 and up 20.3% from $236,000 last month. The Average Sales Price in January was $377,820, up 34.3% from $281,250 in January of 2008 and up 38.8% from $272,218 last month. January 2009 ASP was at the highest level compared to January of 2008 and 2007.</p>

<p><strong><em>Inventory &amp; MSI<br />
</em></strong>The Total Inventory of Properties available for sale as of January was 134, down -6.9% from 144 last month and down -0.7% from 135 in January of last year. January 2009 Inventory was at a mid level compared with January of 2008 and 2007.</p>
<p>A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The January 2009 MSI of 8.9 months was at a mid level compared with January of 2008 and 2007.</p>

</em></strong>The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer&#8217;s market, a downward trend a move towards more of a Seller&#8217;s market. The DOM for January was 65, up 6.6% from 61 days last month and down -3.0% from 67 days in January of last year. The January 2009 DOM was at a mid level compared with January of 2008 and 2007.</p>

</em></strong>The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the &#8216;mix&#8217; of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The January 2009 Selling Price per Square Foot of $148 was down -2.5% from $151 last month and down -11.5% from 167 in January of last year.</p>

</em></strong>The Selling Price vs Original Listing Price reveals the average amount that Sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer&#8217;s market exists, a ratio at or above 100% indicates more of a Seller&#8217;s market. The January 2009 Selling Price vs Original List Price of 93.0% was down from 93.1% last month and down from 93.4% in January of last year.</p>

The graph shows the basic annual seasonality of the market as well as the relationship between these items. The number of New Listings in January 2009 was 34, up 25.9% from 27 last month and down -12.8% from 39 in January of last year.</p>

<p>Repairs can be a big question mark for sellers. On one hand, you&#8217;ve probably heard that you should make repairs before you sell your home. <p>That said what other repairs should you make on your South Windsor home?</p>
<p>First off, cosmetic repairs are cheap and have a big impact on the perceived value of your home. For example, is there a small hole in the wall? It&#8217;s easy to fill and repaint. Do the hinges in your cabinet squeak? It&#8217;s easy to spray a little bit of WD-40. Is there a gash in the window screen? It&#8217;s cheap to replace the screen and can have a big impact on your sale price.  Paint the walls a neutral color.  It will make your house look well cared for and appeal to more buyers.</p>

<p>Making cosmetic repairs arguably has the biggest impact on your bottom line.</p>
<p>One area you should pay special attention to is your front yard and your doorway. This is your buyer&#8217;s first impression of your house and should definitely be in good shape.  Repaint the door, remove all the clutter from the stoop, and trim back all plantings.</p>
<p>Before selling your home, it&#8217;s best to avoid large renovation projects. Renovating your kitchen completely may or may not be a profitable investment. More likely than not, you’ll end up spending thousands of dollars without much return on your investment.  If your kitchen needs a redo, explore a new countertop, or new hardware.  Both will inexpensively update the look of your kitchen.</p>

<p>The two most common reasons people opt for a FSBO are that they want to be in control and they don&#8217;t want to pay commissions. That sounds great; but let’s looks at the other side of the coin.</p>
<p>Real estate agents have spent hundreds of hours learning how to negotiate, how to market and how to sell homes. If you&#8217;re working with a good agent, chances are they have a lot of experience selling homes just like yours.</p>

<p>When it comes down to it, the statistics tell the real story. The statistics are quite dramatic and shocking. The reality is, 88% of FSBOs will not sell and end up listed with a real estate agent anyway. Furthermore, a seller who list their home with a real estate agent generally gets at least 6% more in their bottom line, that is 6% more <span style="text-decoration: underline;">after</span> paying commissions. </p>
<p>The reality is, for most sellers working with a real estate agent will result in a faster, more profitable sale. That being said, working with an agent may not be for everyone. If you truly believe you can sell the home faster and more profitably or if you must be in control of the process yourself then perhaps a FSBO really is for you.</p>
<p>On the other hand, if you want to get the most money for your house in the fastest possible timeline, your best bet is probably to work with an experienced real estate agent.</p>
