South Windsor is a town located on the east bank of the Connecticut River outside of Hartford, Connecticut. The town of East Windsor (which included the area that became South Windsor), was founded in 1768, though the land on the east bank of the river had been used for farming since the mid-1600s. The Town of South Windsor, CT became independent of East Windsor in 1845.
South Windsor Real Estate benefits from low crime rates relative to the state of Connecticut and the surrounding area. The rate of violent crime in the Town of South Windsor, CT is far below that of Hartford County as a whole, as well as the state of Connecticut on average. The same is true for property crime in South Windsor, CT (affecting 1.63% of the population) which is far below the rate for Hartford County as a whole (3.47%) and Connecticut state (2.5%).
The South Windsor school district is served by five elementary schools, one middle school, and one high school. South Windsor High School serves grades 9 through 12, while Timothy Edwards School serves grades 6 through 8. The five elementary schools are: Eli Terry School, Orchard Hill School, Phillip Smith School, Pleasant Valley School, and Wapping Elementary School. All of the South Windsor School District schools received a three or better in school quality on Schooldigger.com, with both Timothy Edwards School and South Windsor High School receiving four stars out of five.
South Windsor, CT had a median family income of $101,907 in 2008, according to CNNMoney.com. This put South Windsor, CT above the average income of cities on its Best Places list. However, the cost of South Windsor Homes for Sale has remained reasonable. According to CNNMoney.com, in 2008 the median price of South Windsor Homes for Sale was $242,000. South Windsor Real Estate has become more inexpensive in recent years. According to Trulia.com, while the average listing price of South Windsor Homes for Sale has fallen by 0.8% recently, the average sales price has fallen by 10%.
The South Windsor Real Estate market appears to be relatively strong, especially in certain segments. For example, the average price-per-square-foot of four bedroom homes is close to where it was in previous years. However, the price-per-square-foot of two and three bedroom homes have not returned to previous levels yet. In the year 2008, the average square foot price of two-bedroom homes for sale $170. Most of the way through 2009, the average square foot price of two bedroom homes for sale is $140. However, with an average 2008 square foot cost of $140 for four bedroom homes, the 2009 square foot cost appears to have risen to $147. Overall, South Windsor homes for sale boasted an average sale price of $148 in the third quarter of 2009.
